Always a “Liar Listing” – no, check it out. Having said that, it would be excellent if there could be a way to designate the “short sale” and a way to make sure the agent had done due diligence before listing the “short sale”.

It is the matter of ethics, this sort of practice creates a false impression to the buyer and not good for the market too.

This is a good article on what to expect and how to compare. I plan on writing a post on my blog, www.askthemortgagebanker.com, for Realtors on how to present an offer the bank. Many are so green and even the most experienced Realtors don't know the behind the scenes requirements. Who all has to sign off on an offer (it can be many) and so on.

True, there are a few agents that really do get it right however the vast bulk are doing it wrong. I wanted to focus on the general issue but you are right, there are exceptions to every rule.

"Liar Listings" - That may or may not be the case. There are agents in the Twin Cities who are knowledgable and ethical who have helped the Homeowner/Seller negotiage the price prior to listing the home as a "short sale". It takes time and effort for an agent to learn how to work with the "bank" but it can be done and if the agent doesn't know how to properly prepare and doesn't want to put in the effort then they really should refer to someone who is knowledgable. Always a "Liar Listing" - no, check it out. Having said that, it would be excellent if there could be a way to designate the "short sale" and a way to make sure the agent had done due diligence before listing the "short sale".

Some agents really get crazy and drop the price way down to solicit an offer but this creates a false impression to the buyer. Short sales don't typically get accepted if they are 50% of the current market value. Shame on the agents that are ignorant to the process and are trying to seem knowledgeable.
