It's hard to make home sales when your clients can't get a loan. I am sure running into this problem a lot.

I agree Ben. The home loan situation overall is much more stringent. Many of my home sales that I would have expected to be easy turned into big headaches. I just hope the lenders don't throw away common sense when approaching loans on home sales. This mortgage loan situation we find ourselves in is been a big mess, but we don't need to swing too far the other way either.

Appraisal requirements for an FHA loan are still way more stringent than for a conventional loan: http://www.hud.gov/offices/adm/hudclips/letters/mortgagee/files/09-09ml.doc

I've done 2 appraisals this week that had several general safety concerns which need to be repaired before the loan is approved. It doesn't make for a happy seller (or buyer sometimes) but those are the guidelines.
