Hi Aaron,

I found a post you had written on Trulia and I’m hoping you would know the answer to a question I have. Does a SMO need to be filed before a deed can be signed for the transfer of a property? Or even more importantly let say Owner A sells a home to Owner B and Owner B sells it again to Owner C; all within a month. Does the SMO need to signed/filed on mortgage that Owner A before Owner B sells it to Owner C? I’ve seen some suspicious property transfers lately on some short sales where I live and I’m just wondering what the, I guess, requirements are for a legal transfer of deed.

If you would be able to help me answer this question I would sincerely appreciate it.
